After seeing a bump in activity in March, the April market consolidated around those gains and showed remarkable consistency. Incredibly, days on market, median sale price and number of closed sales remain unchanged over March numbers. This stability bodes well for buyers and sellers alike as we continue to see some pent up demand from the winter market express itself across all price points and property types. Interestingly, the difference between median and mean days on market went from 20 days in February to 35 in March and April. This strongly suggests that we have a large number of hold-over listings from the winter that are skewing the mean upwards and concealing a comparatively healthy median of 30 days on market for newer listings.
