Cape Cod Market Update January

Happy New Year!  After a year of mixed signals, 2025 went out with a whimper.  The number of single family homes for sale dipped to a 2-year low in December. Taken on it’s own, that fact would be cause for concern. However, during the same period Days on Market ticked up to it’s second-highest level (32 days). These two metrics combine to suggest a slump both in buyer and seller activity during the normally slow holiday season. Back in 2017 we wouldn’t even have noticed this slump – but after the COVID roller coaster even a normal, expected seasonal fluctuation becomes blog-worthy!

The market data for January won’t be out for another month, but anectodal signs suggest a strong start to the year. “In December I lost my phone for 3 whole days and when I found it, all I had missed were Spam calls” reports Chatelain Real Estate agent Ed Chatelain. “Now it’s ringing off the hook!"

“That’s a joke about losing his phone” added long-suffering spouse and fellow agent extraordinaire Agnes Chatelain. “But the second part is true – it really has been busy these last 2 weeks. Didn’t see it coming.”
