Cape Cod Real Estate Market Update: January 2025
The Cape Cod real estate market kicked off 2025 with a mix of familiar trends. Winter is typically a quieter season and January followed that trend while also showing gains over last year. So, what’s happening as we settle into the new year? Let’s take a look.
Inventory: Low, But Gained Year-Over-Year
January often sees a dip in available homes as sellers wait for the spring market, and this year is no exception. As of the end of the month, single-family home inventory sits at 460 listings—similar to December but still higher than January 2024. Once again, most of the homes on the market are in the higher price ranges, with fewer than 115 homes available under $745k (median sale price) . This ongoing inventory imbalance means affordability remains a challenge for many buyers.
Days on Market: A More Balanced Pace
Homes are taking longer to sell on average, with the average Days on Market increasing to 66 days. This is a 50% gain over January 2024 but still well under a typical pre-pandemic January around 100 days. However, not all properties are sitting—well-priced homes are still moving quickly, particularly in the mid-range price points.
Median Sales Price: A Strong Start to 2025
January’s median sales price came in at $745k, marking a 7.2% year-over-year increase. Despite fluctuating mortgage rates and affordability concerns, demand for Cape Cod homes remains solid, especially among second-home buyers and investors. While we’re not seeing the runaway price growth of past years, the market continues to favor sellers.
