Downsizing or moving off Cape?
As creatures of habitwe conduct ourselves inpredictable ways. To our detriment we make it easy for burglars to access our homes. Although we have heard time an again what we should and should not do to keep our property safe from burglaries, it is always a good thing to be reminded.
Avoid announcing your vacation on Facebook or any social media. Burglars can easily figure out your address.
Always lock your doors.The average amount of time spent in a home by a burglar is 4 minutes. Do not make it easy to enter your home. Reduce the amount of time a thief spends in your house by making it hard to enter.
Avoid using your master bedroom for storing jewelry and prized possessions. Most people hide valuables in sock drawers, dresser drawers, andbedside tables. If a thiefis spending only 4 minutes in a housethe least you can do ismake it hard for them to find valuables.
A burglar is unlikely to go into children's rooms.Make your hiding place in kid's rooms.
A loud radio or television will deter a thief.Place a radio on a timer when you are away and let that good old rock and roll lend a hand in keeping your home safe.
A good security system is only good if you use it, therefore, use it.
Although it is pleasant to air out a house, leaving windows cracked open is an invitation to a thief. If you are not at home, do not leave your windows cracked open.
A pile of rolled up newspapers on the driveway is a perfect green light for a burglar. When you are away make sure someone is picking up the paper for you.
A winter vacation is a joy. However, be sure to ask a neighbor to walk around your house or drive into the driveway after it snows.Nothing like untouched snow to indicate an empty house.
Always keep your car keys next to your bed. If you hear anything unusual, hit the panic button on your key fobto sound thealarm thus alerting neighbors. The last thing a burglar wants is attention from neighbors.
Although common sense, it is always good to be reminded. Keep safe.
Community Banks versus National LendersRecently, banking industry gnomes come up frequently in casual conversation. Everyone seems to have a horror story about their brother's cousin's friend's mechanic and a banking issue. While many of us have long standing relationships with banks and are are happy with our lenders, an equal number ofus seem to be distressed for one reason or another.
Community banks are often easier to deal with and more accommodating than large nationwide banks.Community banks have a vested interest in their local communities because they generate most of their deposits locally and make most of their loans within the community. Bank officers are typically involved inlocal affairs and activities and are accessible. Also, they know the nuances ofthe areain which they are located.
This can be helpful in dealing with Cape Cod issues such as septic systems, flood zones, water recharge areas and conservation restrictions. Furthermore, the decision making process is often more nimble than large corporate banks can provide.

Statistical information can be deceiving.Comparingone month to another month, although interesting, is not an accurate measure of trends. For example when comparingJune of 2010 to June of 2011 we findfewer homes were available for sale in 2011although the months of available inventory increased in June 2011 from 9.5 in 2010to 11.9 in June 2011.
Average asking priceswere down inJune 2011by about 2.6% and average sold priceswere down by 9.6%. The average days on market had increased by 5.5%in June 2011. Whereas, the listing to sold price remained the same.
However, if we look at the same statistics over a 15 month period , April 2010 through June 2011,the average asking price is down by an insignificant 0.6% and average sold price is up by a more significant11.8%. Additionally, the average days on market has decreased by 5.6%.
It is important to view statistical trends over an extended period of time to get an accurate picture of the market. Ultimately, when viewed over time,the real estate market isslowlyimproving on the Cape.
